Bunlardan biri de kirac\u0131s\u0131 olan evi satma konusudur. <strong>Ev sahibi kiraya verdi\u011fi evi satmak zorunda m\u0131 <\/strong>konusunda \u00e7e\u015fitli g\u00f6r\u00fc\u015fler olsa da yasalarla net bir d\u00fczenleme yer almaktad\u0131r.<\/p>\n\n\n\n<p><strong>Kirac\u0131l\u0131 ev sat\u0131\u015f\u0131 bildirimi <\/strong>mutlaka ev sahipleri taraf\u0131ndan kirac\u0131lara bildirilmelidir. Ancak ev sahipleri evlerini satarken bunu nas\u0131l yapacaklar\u0131n\u0131 bilemeyebilirler. Kirac\u0131lar ile ev sahipleri aras\u0131ndaki kira s\u00f6zle\u015fmesi \u00e7ok \u00f6nemli bir hukuksal belgedir. Bu sayede hem kirac\u0131lar hem de ev sahiplerinin haklar\u0131 yasalarla birlikte korunma alt\u0131na al\u0131nmaktad\u0131r. Kirada oturulan bir ev sat\u0131\u015fa \u00e7\u0131kar\u0131ld\u0131\u011f\u0131nda ev sahipler mutlaka kirac\u0131l\u0131 ev sat\u0131\u015f\u0131 bildirimi yapmal\u0131d\u0131rlar.<\/p>\n\n\n\n<p>Kirac\u0131lar\u0131n ma\u011fdur olmamas\u0131 ad\u0131na kira s\u00f6zle\u015fmesi devam etse de sat\u0131\u015f bildirimi de bu konuda \u00f6nemli bir etkendir. Eski ev sahibiyle yap\u0131lan s\u00f6zle\u015fme yeni ev sahibiyle oldu\u011fu gibi devam etmektedir. Kiral\u0131k evde kirac\u0131 olan ki\u015filerin ev sahipleri bulunduklar\u0131 evi satmak isterse T\u00fcrk Bor\u00e7lar Kanunu\u2019nda yer alan yasalar uygulan\u0131r. Kanun\u2019da yer alanlara g\u00f6re eski ev sahipleri, evi satacaklar\u0131 i\u00e7in kirac\u0131n\u0131n evden \u00e7\u0131kmas\u0131n\u0131 talep edemez. Yeni sahibi i\u00e7in de ayn\u0131 durum ge\u00e7erlidir.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Ev Sat\u0131\u015f\u0131 Kirac\u0131ya Bildirilir Mi<\/h2>\n\n\n\n<p>\u0130lk defa kirac\u0131n\u0131n oldu\u011fu evini satacak olanlar\u0131n akl\u0131nda <strong>ev sat\u0131\u015f\u0131 kirac\u0131ya bildirilir mi&nbsp; <\/strong>sorusu gelmektedir. Eski ev sahipleri satacaklar\u0131 evde kirac\u0131 var sa mutlaka kirac\u0131ya ev sat\u0131\u015f bildirimi yapmal\u0131d\u0131r. Bu durumda kesinlikle kirac\u0131 ma\u011fdur edilmemelidir. Eski ev sahipleriyle yap\u0131lan kira s\u00f6zle\u015fmesi, s\u00f6zle\u015fme biti\u015f tarihine kadar devam etmektedir.<\/p>\n\n\n\n<p>Yeni ev sahipleri evi ihtiya\u00e7 do\u011frultusunda kirac\u0131y\u0131 evden \u00e7\u0131karma hakk\u0131na sahiptir. Bunun i\u00e7in yeni ev sahiplerinin evi kullanmak amac\u0131yla sat\u0131n almas\u0131d\u0131r. Ki\u015fi ald\u0131\u011f\u0131 evi kendisi, e\u015fi, altsoyu, \u00fcstsoyu ay da kanunen bakmakla sorumlu oldu\u011fu ki\u015filerin kullan\u0131m\u0131 i\u00e7in bo\u015faltmak isteyebilir. E\u011fer ev sahibi sat\u0131n ald\u0131\u011f\u0131 evi kullanmak istiyor ve s\u00f6zle\u015fme bitmeden kirac\u0131y\u0131 \u00e7\u0131karmak istiyorsa bu durumda noter arac\u0131l\u0131\u011f\u0131yla kirac\u0131ya yaz\u0131l\u0131 bildirim g\u00f6ndermelidir. BU bildirimin noter arac\u0131l\u0131\u011f\u0131yla g\u00f6nderilmesi \u00f6nemlidir.<\/p>\n\n\n\n<p>Yeni ev sahipleri evi sat\u0131n ald\u0131klar\u0131 andan itibaren 1 ay i\u00e7inde ihtarname g\u00f6ndermelidir. \u0130htarnameden sonraki 6 ay i\u00e7inde de kirac\u0131lar\u0131n evden tahliye edilmesi i\u00e7in dava a\u00e7abilmektedir. Ancak dava gibi s\u00fcre\u00e7lerden \u00f6nce kirac\u0131lar ile ev sahiplerinin ileti\u015fime ge\u00e7mesi ve uzla\u015fmak i\u00e7in konu\u015fmas\u0131 daha iyi bir yoldur. E\u011fer anla\u015fma sa\u011flanamazsa o zaman hukuki yollara ba\u015fvurulmal\u0131d\u0131r.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Ev Sahibi Sat\u0131\u015f Bildirimi<\/h2>\n\n\n\n<p><strong>Ev sahibi sat\u0131\u015f bildirimi <\/strong>yaparak hem kirac\u0131lar\u0131n ma\u011fduriyetini \u00f6nler hem de kira s\u00fcrecinde al\u0131nacak kararlar\u0131 etkiler. Eski ev sahipleri bildirimi yap\u0131p sat\u0131\u015f\u0131 ger\u00e7ekle\u015ftirdikten sonra kirac\u0131lar art\u0131k kiray\u0131 yeni ev sahibine g\u00f6nderir. Bunun i\u00e7in yeni ev sahipleriyle kirac\u0131lar\u0131n ileti\u015fimde olmas\u0131 \u00f6nemlidir.<\/p>\n\n\n\n<p><strong>Kirac\u0131ya sat\u0131\u015f bildirimi <\/strong>yaparak kirac\u0131n\u0131n kira \u00f6denecek olan hesab\u0131n iban\u0131 mutlaka kirac\u0131lara iletilmelidir. Kirac\u0131n\u0131n ya\u015fant\u0131s\u0131n\u0131 etkilemeyen bir s\u00fcre\u00e7 olan ev sat\u0131\u015f i\u015flemlerinde dikkat edilmesi gereken birka\u00e7 \u00f6nemli nokta d\u0131\u015f\u0131nda herhangi bir i\u015fleme gerek yoktur. Bu sayede kirac\u0131lar ma\u011fdur edilmez.<\/p>\n\n\n\n<p>Kirac\u0131l\u0131 ev sat\u0131l\u0131rken ev sahipleri mutlaka kirac\u0131lar\u0131na 6 ay \u00f6nceden bildirimde bulunmal\u0131d\u0131r. Bu da kirac\u0131lar\u0131n ma\u011fduriyetinin \u00f6nlenmesi i\u00e7in \u00f6nemlidir. Bu s\u00fcrece kirac\u0131 yeni bir eve ta\u015f\u0131nmak i\u00e7in ara\u015ft\u0131rma yapabilir ya da yeni ev sahibiyle ileti\u015fime ge\u00e7ebilir.<\/p>\n\n\n\n<p>Ev sahibinin de\u011fi\u015fmesi kirac\u0131lar\u0131n hakk\u0131n\u0131 etkilemez.
