Bu s\u00f6zle\u015fmenin yaz\u0131l\u0131 olarak haz\u0131rlanmas\u0131 hem kirac\u0131y\u0131 hem de ev sahibini g\u00fcvence alt\u0131na alarak haklar\u0131n\u0131 korumaktad\u0131r.<\/p>\n\n\n\n<p>T\u00fcrk Bor\u00e7lar Kanunu\u2019nda yer alan madde 299\u2019a g\u00f6re kira s\u00f6zle\u015fmelerinin belirli bir s\u00fcre dahilinde ge\u00e7erli olmas\u0131 durumunda yaz\u0131l\u0131 olarak haz\u0131rlanmas\u0131 gerekmektedir. E\u011fer kiralanacak ev en az bir y\u0131l s\u00fcreyle kiralanacaksa s\u00f6zle\u015fme mutlaka yaz\u0131l\u0131 olmal\u0131d\u0131r. Yaz\u0131l\u0131 s\u00f6zle\u015fme iki taraf\u0131nda haklar\u0131n\u0131 korumak i\u00e7in \u00e7ok \u00f6nemlidir.<\/p>\n\n\n\n<p>Bunun yan\u0131 s\u0131ra bir y\u0131l ya da daha k\u0131sa s\u00fcreli kiralamalarda yaz\u0131l\u0131 belge zorunlu de\u011fildir. S\u00f6zl\u00fc yap\u0131lan anla\u015fmalar da hukuken ge\u00e7erli kabul edilir. Fakat s\u00f6zl\u00fc kira s\u00f6zle\u015fmeleri nedeniyle ortaya \u00e7\u0131kan sorunlar\u0131n ispatlanmas\u0131 zor olaca\u011f\u0131 i\u00e7in her ko\u015fulda kira s\u00f6zle\u015fmesi yap\u0131lmal\u0131d\u0131r.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Yaz\u0131l\u0131 Kira Kontrat\u0131<\/h2>\n\n\n\n<p><strong>Yaz\u0131l\u0131 kira kontrat\u0131 <\/strong>ne kadar s\u00fcreyle olursa olsun hem kirac\u0131lar hem de ev sahipleri i\u00e7in \u00e7ok \u00f6nemlidir. Bir y\u0131ldan az kiralanan m\u00fclkler i\u00e7in s\u00f6zl\u00fc s\u00f6zle\u015fme yeterli olsa da asl\u0131nda pek \u00e7ok soruna neden olabilir. Kirac\u0131 kiray\u0131 \u00f6demeyebilir ya da ev sahibi var olmayan bir sorun i\u00e7in para talep edebilir.
