Kentsel d\u00f6n\u00fc\u015f\u00fcm\u00fcn izlerini genel olarak afet riski ta\u015f\u0131yan b\u00f6lgelerdeki yap\u0131lar\u0131n yenilenme \u00e7al\u0131\u015fmalar\u0131nda g\u00f6rmek m\u00fcmk\u00fcnd\u00fcr.<\/p>\n\n\n\n<p>Ayr\u0131ca ya\u015fam kalitesinin art\u0131r\u0131lmas\u0131 ve altyap\u0131n\u0131n iyile\u015ftirilmesi maksad\u0131yla yap\u0131lmaktad\u0131r. Bu <strong>kentsel d\u00f6n\u00fc\u015f\u00fcm<\/strong> etkileri \u015fu \u015fekilde s\u0131ralamak m\u00fcmk\u00fcnd\u00fcr:<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">1- Kentsel D\u00f6n\u00fc\u015f\u00fcm Projelerinde Devlet Te\u015fvikleri<\/h2>\n\n\n\n<p>T\u00fcrkiye&#8217;de <strong>kentsel d\u00f6n\u00fc\u015f\u00fcm<\/strong> projelerde \u00e7e\u015fitli devlet destekleri devreye girmektedir. T\u00fcrkiye&#8217;de kirac\u0131lara ta\u015f\u0131nma deste\u011fi, d\u00f6n\u00fc\u015f\u00fcm s\u00fcrecinde sosyal konut \u00fcretimi ve kira deste\u011fi gibi uygulamalar yap\u0131lmaktad\u0131r.<\/p>\n\n\n\n<p>B\u00fcy\u00fck\u015fehirlerdeki d\u00f6n\u00fc\u015f\u00fcm projeleri ile birlikte sosyal kiral\u0131k konutlar\u0131n\u0131n in\u015fa edilmesine katk\u0131 sa\u011flayabilmektedir. Orta gelirli gruplar\u0131n bar\u0131nma sorunlar\u0131na da bir \u00e7\u00f6z\u00fcm \u00f6nerisi olabilmektedir. Kentsel d\u00f6n\u00fc\u015f\u00fcmle birlikte mevcut piyasadaki dengesizlikler giderilerek d\u00f6n\u00fc\u015f\u00fcm\u00fcn sosyal etkileri de azalt\u0131lacakt\u0131r.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">2- Kira Fiyatlar\u0131nda Art\u0131\u015f G\u00f6r\u00fclmesi<\/h2>\n\n\n\n<p>Kentsel d\u00f6n\u00fc\u015f\u00fcmle birlikte eski konutlar y\u0131kan\u0131rken kiral\u0131k konutlar\u0131 olan arz ge\u00e7ici olarak azalma g\u00f6stermektedir. Talebin azalmas\u0131n\u0131n yan\u0131 s\u0131ra giderek art\u0131\u015f g\u00f6stermektedir. D\u00f6n\u00fc\u015f\u00fcm yap\u0131lmas\u0131 planlanan b\u00f6lgelerde oturan ki\u015filer yeni bir ev aray\u0131\u015f\u0131na girmektedir. Bu durum \u00e7evredeki b\u00f6lgelerin kira fiyatlar\u0131n\u0131 y\u00fckseltmektedir.<\/p>\n\n\n\n<p>Ge\u00e7ici arz azalmas\u0131n\u0131n g\u00f6r\u00fclmesiyle k\u0131sa vadede kira fiyatlar\u0131n\u0131n artmas\u0131na neden olmaktad\u0131r. D\u00f6n\u00fc\u015f\u00fcm planlanan b\u00f6lgelerdeki eski binalar y\u0131k\u0131l\u0131rken, yenileri yap\u0131lana kadar orada oturan ki\u015filer ba\u015fka yerlere ta\u015f\u0131nmak durumunda kal\u0131r. Ya\u015fanan bu durum b\u00fcy\u00fck \u015fehirlerdeki kiral\u0131k konut arz\u0131n\u0131 b\u00fcy\u00fck oranda k\u0131s\u0131tlamaktad\u0131r.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">4- Kirac\u0131lar\u0131n Yerlerinden Edilmesi<\/h2>\n\n\n\n<p>D\u00f6n\u00fc\u015f\u00fcm\u00fcn bir ba\u015fka etkilerinden birisi de kirac\u0131lar\u0131n yerinden edilerek sosyal sorunlar\u0131n g\u00f6r\u00fclmesidir. D\u00f6n\u00fc\u015f\u00fcm uygulamalar\u0131 ile birlikte hak sahiplerine \u00e7e\u015fitli destekler sa\u011flanmaktad\u0131r. Ancak kirac\u0131lar bu s\u00fcre\u00e7 i\u00e7erisinde herhangi bir destek alamamaktad\u0131r. Kirac\u0131lar\u0131n kira \u00f6deyebilecekleri yeni bir ev bulmakta zorlanmalar\u0131, kirac\u0131lar\u0131n d\u00f6n\u00fc\u015f\u00fcm s\u00fcreci ile birlikte evsiz kalmas\u0131 ve sosyoekonomik anlamda dezavantajl\u0131 konuma gelmelerine neden olmaktad\u0131r.<\/p>\n\n\n\n<p>D\u00fc\u015f\u00fck gelire sahip olan kirac\u0131lar ya\u015fad\u0131klar\u0131 \u015fehir merkezlerinden uzakla\u015farak, hem i\u015flerine hem sosyal ya\u015fant\u0131lar\u0131na ula\u015fmakta zorlanmaktad\u0131rlar. Bu durum sonras\u0131 yeni b\u00f6lgeye adapte olmakta zorlanma, kentsel ayr\u0131\u015fma ve sosyal d\u0131\u015flanma gibi bir tak\u0131m sosyal sorunlarla kar\u015f\u0131la\u015fabilmektedirler.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">5- Ge\u00e7ici Konut Talebi<\/h2>\n\n\n\n<p>D\u00f6n\u00fc\u015f\u00fcm b\u00f6lgesinde yer alan kirac\u0131lar genel olarak bu s\u00fcre\u00e7 i\u00e7erisinde yak\u0131n \u00e7evrede ev kiralamaya \u00e7al\u0131\u015fmaktad\u0131rlar. Bu s\u00fcre\u00e7 boyunca yak\u0131n b\u00f6lgeleri kapsayan \u00e7evre semtlerde ge\u00e7ici olarak yo\u011funlukta art\u0131\u015f g\u00f6r\u00fclmektedir.
